Location is managed by Crest Properties and it couldn’t be better. As close as you can get to campus without living on campus. So, the tenants are mainly students. Twelve month lease rate is $525.00 per month, which is average, but the one bedroom units are quite small. For $525.00, you get 410 sq. feet, no dishwasher, and no in-unit laundry facilities. The newer apartments are preferred to the older buildings because construction is better and laundry facilities are included. Construction of the older buildings is quite poor – basically comparable to life in one big house. Consequently, you hear everything going on around you. Guy upstairs coughs or sneezes and it’s like your right there with him. One bedroom basic apartments are all downstairs, in the old buildings: so, the only things separating you from upstairs occupants are the two by four flooring studs, a thickness of linoleum and plywood, and a bit of sheetrock. That said, when your upstairs neighbors come home, you hear them hang their keys. You hear everything. If the guy upstairs gets lucky, it’s almost like you’re right there - at least you can make sure he wears a condom, but it's too close for comfort. The good news is that the maintenance crew is great. Same day service on emergencies (my water-heater died), next-day service on any other issues. Also, management responds to any and all concerns. Bottom line is that the newer units are ok, but life in the older buildings is a life shared with others. Plusses: close to OSU, close to beer store, responsive maintenance and management team. Downsides: Noise from irresponsible students, spit-wad and toothpick construction (older units), rent expense vs. space.
