The location was good because it is right behind Safeway off of Philomath Blvd. There is also a Starbucks in the Safeway, Quiznos, Hollywood Video, Bi-Mart, and Subway, Burger King, Creekside Coffee (great coffee), an Oil Can Henry’s and a few other miscellaneous storefronts that are convenient. Nypro, a manufacturing company, is about a block away from the apartment complex. The Oregon State Campus is roughly a mile away. The Corvallis city bus stops right in front of the complex allowing for a short convenient trip to the steps of the MU on campus. The staff was friendly when I lived their and I am assuming they still have quality staff. There is a basketball court on the property as well as a common club room with a big screen TV and a kitchenette. Overall, it was a good experience.

The sister complex of Creekside, Spring Creek has over 200 units. They are all two bedroom one bath, with two different floorplans. One of the floorplans offers a private deck (only availible on the first floor) while the other offers an expanded living room. Basic rent is $680/mo plus various amenities you may add. It is close to Safeway, the Dollar tree, and all the little shops and restaurants that fill this commercial area. If you are going to drive to campus, allow yourself about 10 minutes to get there. If you hit the traffic lights right it's possible to get there in about four, but don't plan on it. Getting home during rush hour can be tedious as Philomath highway tends to plug up with cars. However, the area is quiet and an ideal retreat away from the activity of campus and the downtown area.

Rolling Green Apartments is a perfect location for students who want to get away from noisy campus living. Most of the tenants have lived in the apartments for a while and the college students living there tend to be upperclassmen. During the sunny seasons, the pool is open. The apartments are located right behind the Timber Hill Shopping Center which includes WinCo, Hollywood Video, and Starbucks, to name a few of the businesses. The Club room holds a kitchenette and a ping pong table. The units recently have been remodeled and look really inviting. There are mini laundromats in each of the sets of units, which do save a little on the electric bill. The maintenance manager is quick to fix problems, which is always a positive. Overall, the experience was good.

Parkwest Apartments main appeal is its relative close distance to campus(It's about a 15 minute walk.) The only noise issues that are encountered are by students coming home from parties. The apartment complex has a Laundromat and a pool. The building is built very poorly. Management stays on top of it pretty well (the longest I've had to wait for a repair is two days.) The walls are paper thin. It's a constant conscious effort to respect your neighbors. The parking situation is great except for when there is a football game. Football games make parking atrocious. Management threatens to tow with signs but nothing ever happens. I had to park about a half mile away one Saturday during a game. Overall, I can’t say I was satisfied with Parkwest while living there. The price of rent seems excessive (795). Now that I have shopped things out a little better, I won’t be living at Parkwest next year.

Shawdow Hills apartments, recently built in the Fall of 2004, is located just across the street from Reser Stadium on Western Blvd. Conviently located to campus, just a 15 minute walk to Memorial Union. Shawdow Hills offers 62 one bedroom apartments ($525/month) and 8 two bedrooms ($725/month). All apartments have in-unit washer/dryer, and electric heat. There is also a covered bus stop for both the Corvallis Transit and the OSU Campus Shuttle right on the property.

Currently there is a parking problem since only 70 parking spots were painted. A lot of the one bedroom apartments are couples who both have cars, so there is more like 100 cars fighting for the 70 spots. Also a downside, the apartments are relatively small (about 550 sq ft for 1 bedrooms, 800 sq. ft for 2 bedrooms) however this keeps utilities down in cost. Overall, I have lived here since Fall of 2004, and have no intentions of moving.

This set of apartments are managed by The Sterling Management Company and is located on the corner of 17th and Jackson St., behind the new GEM hotel that was just previously renovated and opened in the fall of 2006. Theses apartments are reasonably priced at $695 per 2 bedroom apartment with a spacious kitchen and living room. The deposit is as well reasonable at $400, which is refundable at the end of your stay. It is 2 blocks from campus and the same distance to all the stores and restaurants on Monroe. As well, the people who rent out these apartments are mainly students so you don't have to worry about being to loud.

However, the problem with this living situation is that there are only 7 parking spots directly accessible to 17th st. The rest of the parking is behind the apartments which is not numbered or labeled and is only accessed through a pathway no wider than 8ft in width. Other inadequate features include 1 washer and dryer for every 4 apartments and the windows in the entire complex are in need of replacement. From a students prospective, its pretty prime living for someone one a steady budget and doesn’t want to drive to campus.

There are 4 apartments in this building located on the corner of 21st and Van Buren Ave and the complex is managed by Duerksen & Associates. It is approximatly 2 blocks from campus and within walking distance to all resturants and shops on Monroe St. The apartments are all identical in design and comfort. The average rent is $600 per month and accomadates 2 bedroom, 1 bathroom living. The kitchen and living room are open to eachother which allows for little room for comfort. The deposits on the apartments are a little hefty, having to pay a $300 non-refundable and $200 refundable at the time of move in. The dwellings are mainly rented by students, so you can be louder than with non-student residence.

The downfall to these select apartments are clothes washing, parking, and lack of livable space. As I mentioned before, the kitchen and living room are the only dividers between the two rooms that lie on either end of the apartment. The parking lot is directly adjacent to the complex, only giving 4 numbered spots for the 8 people living here. There is room for 3 compact cars on the other side of the lot, but they are on a first-come first-serve basis. The final disadvantage to the 4-Plex apartments is that there is no on-site washer and dryer. If your looking for a cost effective place to live that is close to campus and close to a dense social network, then the apartments on 21st and Van Buren is a great location for residence.

These set of apartments are also managed by Sterling Management Company and are located in South-town Corvallis. If you don't mind driving or riding a bike to class, these apartments are nice because they are outside of all the hussle and bussle of life around campus. These apartments are also nice because they are very affordable including only a $200 non-refundable fee and a $200 refundable fee at the time of move out. For a 2 bedroom 1 bath apartment, rent is only $525 with out a carport, $550 with a carport, and $575 with a garage. Contraray to belief, parking is actually very reasonable. There are many side streets that are free parking and you receive 1 numbered parking space. So, if you have a garage one person could park in there and the other in the designated parking space. I would definitely recommend living in an upstairs apartment opposed to a downstairs one because the walls are very thin so hearing footsteps in the middle of the night is very common.

The apartment itself is great including a good size kitchen, dining room, bathroom and living room. The only drawback is that one of the bedrooms is considerably larger than the other, so it might be difficult to decide who gets the larger room when living with a roommate. There are several large grassy areas that are commonly used by all the tenants which provides a great place to have lunch outside, visit, or layout and read. There are 2 laundry sites with washers and dryers both costing $1 per load. The door is always locked but can be accessed by a laundry key given at the time of move in. This is a little frustrating since there is an automatic lock that comes on at 9pm that the laundry key provided cannot open. Since there are only 4 washers and 4 dryers, this can make it difficult to do all the laundry needed in a given period of time along with class, work, and any other activities. For late night study marathons or munchie runs, there is a Circle K right across the street to provide all late night food and beverage needs. Overall, these apartments are a great place to study and are very affordable, so they are very attractive to OSU students.

Oak Park Apartments

Location is managed by Crest Properties and it couldn’t be better. As close as you can get to campus without living on campus. So, the tenants are mainly students. Twelve month lease rate is $525.00 per month, which is average, but the one bedroom units are quite small. For $525.00, you get 410 sq. feet, no dishwasher, and no in-unit laundry facilities. Newer apartments are MUCH better than the older dwellings. Newer units are better built and laundry facilities are included. Construction of the older buildings is quite poor – basically comparable to life in one big house. Consequently, you hear everything going on around you. Guy upstairs coughs or sneezes and it’s like your right there with him. One bedroom basic apartments are all downstairs, in the old buildings: so, the only things separating you from upstairs occupants are the two by four flooring studs, a thickness of linoleum, and a bit of sheetrock. That said, when your upstairs neighbors come home, you hear them hang their keys. You hear everything. If the guy upstairs gets lucky, it’s almost like you’re right there in bed with him. The good news is that the maintenance crew is great. Same day service on emergencies (my water-heater died), next-day service on any other issues. Also, management responds to any and all concerns. Bottom line is that the newer units are ok, but life in the older buildings is a life shared with others. Plusses: close to OSU, close to beer store, responsive maintenance and management team. Downsides: Noise from irresponsible students, spit-wad and paperclip construction (older units), rent expense vs. space.
