Is Your Toilet Leaking, or Just Sweating?
During cold weather, you may notice water on the floor behind your toilet.  This may be due to condensation on the outside of the toilet tank.  The water coming into the tank from the main pipes is very cold, which makes the tank itself cold.  When the humid, warm air in your bathroom touches the tank, it causes condensation which then drips onto the floor.

To determine if your toilet is leaking or just sweating:

is the water dirty?  If yes, that’s a leak—call the OC Manager to request maintenance.
Mop up the water from the floor and wipe the outside of the tank dry.  Flush the toilet.  Does water appear from under the toilet?  If yes, that’s a leak—call for maintenance.

If you’ve mopped up the water, dried the tank, flushed the toilet, and water does not appear on the floor immediately, then your toilet is probably just sweating.  To minimize the sweating you should:

Always run the bathroom exhaust fan when showering or bathing—and open the window a little to ventilate the bathroom—this will help decrease the humidity in the air.

Regularly dry off the outside of the toilet tank.
Wrap the toilet tank with a towel or store-bought cover.
