Apartment Transfer Requests
If you have lived at Orchard Court for a minimum of 6 months, you may submit a request to transfer from your current apartment to a different apartment in the complex.  Please remember that the approval of your request is never guaranteed and that you may not have a choice of apartments if approval is granted.  If your request is approved, you will be charged a $100 transfer fee.  Transfer requests are evaluated on a case by case basis, with several factors taken into consideration:
  • Change in family size—top priority for transfer is given to residents with a change in family size that puts them in a different household occupancy priority category.
  • Disability issues—physical difficulties in managing current apartment location.
  • Length of wait lists—how long new applicants have been on list.
  • Availability of vacant apartments.
  • Availability of maintenance and housekeeping staff time to prepare units.
  • Extenuating circumstances in current location such as extreme noise, harassment, conflicts with neighbors, irresolvable conditions.

We rarely consider transfers between priority levels– for example, if your household qualifies for a one-bedroom unit, we generally would not approve a transfer to a two-bedroom unit unless there was no one else on the wait list in the top priority category for the two-bedrooms.

When calculating direct and indirect expenses for any two apartments involved in a transfer, the cost of doing a transfer is estimated in the range of $1,000—$2,000 for additional maintenance, cleaning, and lost income from down-time.  Therefore, we generally don’t approve transfers for less essential factors like change of scenery, better view, different carpet color, or more open space.
